  • To apply for the scheme, the processing fee of Rs. 1000/- (Non-refundable) has to be deposited online along with the prescribed registration amount.
  • If the same person applies separately with more than one registration number, all the applications will be cancelled and the entire deposit amount will be confiscated.
  •  The registration amount prescribed for the scheme will be payable along with the application. If a plot of any area is allotted under the group of plots of the scheme in the lottery, the allottee will be bound to accept it.
  • The registration amount and processing fee can be paid online through debit card, credit card, net banking etc. or by depositing cash at e-Mitra kiosk.
  • The orders/rules issued by the State Government and Jaipur Development Authority from time to time will also be applicable to the allotment of plots of the scheme.
  • If it is not possible to give physical possession of the plots allotted through lottery to the successful applicants at any stage in future due to any kind of legal dispute, unavoidable reasons or policy decision, then the Authority will not allot any plot in return and the amount deposited for the plot will be returned by the successful applicant.
  • It is mandatory for the applicant to provide mobile number in the application form. The application form can be filled only after OTP verification on the mobile number mentioned in the application form.
  • The applicant should ensure that the bank account is in the applicant’s own name and the bank account number and IFS code are correct and the account is in active status. In case the unsuccessful applicant’s bank account number is not correct, JDA will not be responsible for the registration amount being transferred to the wrong bank account.
  •  Refund of registration amount to unsuccessful applicants will be refunded online to the applicant’s bank account on applying through e-Mitra and through the same medium through which the amount was received on applying through online medium (Bill desk).
  •  Application in joint name is not valid but the application of the applicant with the first name in the joint name account can be accepted.
  •  Refund of registration amount to unsuccessful applicants will be made online to the applicant’s bank account without charges.
  •  Application for plot in the application form can be made on the basis of annual income of financial year-2023-24 and in reserved category.
  • In case of failure of online application due to technical reasons, on applying online again, if the first application is successful due to technical reasons, then the first application will be included in the lottery while the second and third successful applications in ascending order will not be included in the lottery.
  • No amendment will be made in the mobile number, name and income group/preference in the application form before the lottery. For other types of amendments and cancellation of application form, written application will be taken in the Planning Section of JDA, Accounts Officer (Planning), Room No. 226, 2nd Floor, JDA Main Building, Ram Kishore Vyas Bhawan, Jawahar Lal Nehru Marg, Jaipur and the amendment process will be done. In case of cancellation of application form, 20 percent of the registration amount will be deducted and the remaining amount will be refunded.
  • The applicant successful in the lottery will have to deposit the entire amount within 30 days from the date of issue of demand letter for allotment through challan from the service number of the plot by cash/bank draft/online in the name of Secretary, Jaipur Development Authority, Jaipur in the account of the concerned scheme located in the Authority premises or any ICICI Bank branch located in Jaipur city. After this, the demand amount can be deposited with 9 percent annual interest for the next 90 days. If the amount along with interest is not deposited within 120 days from the date of receipt of the demand letter, the allotment will be cancelled and the entire amount will be seized and the allotment will be considered automatically cancelled.
  • After the entire amount for the plot is deposited the lease deed must be executed.
  • The plot cannot be transferred in any manner for 10 years from the date of allotment. On transfer from 0 year to 05 years from the date of allotment, 10% fee of the prevailing reserve rate will be charged and on transfer from 5 year to 10 years, 05% fee of the prevailing rate will be charged and transfer will be permitted on the basis of sale deed or document made as per rules.
  • The possession of the plot shall be taken over by the Authority from the concerned Junior Engineer within 15 days from the date of issue of possession letter.
  • The provisions of the Rajasthan Improvement Trust (Urban Land Disposal) Rules, 1974 and the orders of the State Government issued from time to time shall be applicable in the allotment.
  • The allotted plot can be used only for residential purposes and not for any other purpose. Division/reorganization of the plot will be as per the provisions of the prevailing Building Regulations.
  • The Authority shall not be legally bound to pay the advance amount merely on receipt of the advance amount along with the application form. The Authority shall not make any such payment in any manner for allotment of plots in this scheme.
  • The applicant will have no objection if the State Government / Authority changes the terms and conditions of allotment of the plot without notice.
  • In case of any dispute the decision of the Commissioner, JDA shall be final.
  • In respect of any legal dispute the judicial jurisdiction will be Jaipur only.
  •  Applications for plots will be accepted only online through JDA’s website www.jda.rajasthan.gov.in or through e-Mitra Kiosk Centres.
  •  Applicant applying through e-Mitra must clearly mention the bank account number and IFS Code of the bank branch online.
  • On applying online, payment of processing fee and registration amount can be made through Net Banking, Credit Card, Debit Card etc.
  • Must be a native of Rajasthan.
  • Applicant must be 18 years of age or above on the date of application.
  • It is mandatory for the applicant to have a bank account in his/her own name, which should be operational during the scheme period.
  • The applicant himself and his wife / husband or any dependent should not have any residential plot / house (on leasehold / freehold) in any urban area of Rajasthan (having a population of more than 1,00,000).
  • No house / plot has been allotted at concessional rate in the name of the applicant by Jaipur Development Authority in the last 10 years.
  • The gross annual income of the applicant himself / family (total income of husband, wife and dependents) will be valid on the basis of financial year 2023-24. For determining the income category, income will be calculated on the basis of the total annual income of the applicant / family from all sources.
  • Applicants who file Income Tax Returns are required to attach copy of ITR / Form 16 and PAN Card details in the Income Certificate.
